Financing Prerequisites

In principle, the following financing prerequisites apply for commercial property financing:

  • Multiple-use commercial properties such as office buildings, retail sales and properties used for logistical purposes, hotels and multi-family housing  
  • Long-term rental agreements with very creditworthy tenants; or if  a plausible cash flow scenario is in place
  • Plausible exit scenario based on conservative assumptions
  • Interest and repayments must be readily serviceable based on the actual and sustainable rents less appropriate costs to operate the property
  • Amount of loan does not exceed approx. 80%-85% of the property’s collateral value (= approx. 70 % -75 % LTV)
  • Property appraisals inside Germany will conducted by a regionally present, certified appraiser employed by  M-Wert GmbH – a fully-owned subsidiary of  MünchenerHyp
  • Property appraisals of properties outside of Germany will be conducted by external, regionally present appraisers. Subsequent to this appraisal, M-Wert will prepare a plausibility examination of the findings
